HOW THE RENTERS REFORM BILL WILL CHANGE SECTION 21 EVICTIONS – WHAT LANDLORDS IN NORTH & WEST LONDON NEED TO KNOW

⚖️ What Is Section 21 and Why Is It Changing?

Under the current rules, landlords in England can serve a Section 21 notice to end a tenancy without giving a specific reason, as long as proper notice is given. This is often called a “no-fault eviction.”

However, under the proposed Renters Reform Bill, this will change dramatically.


🚫 Section 21 to Be Abolished

The Renters Reform Bill — still progressing through Parliament — plans to abolish Section 21 evictions entirely.

This means:

  • Landlords will no longer be able to evict tenants without a valid reason
  • Tenancies will become open-ended (no more fixed terms rolling into periodic tenancies)
  • Greater emphasis will be placed on Section 8 notices, which require a legal ground for eviction (e.g. rent arrears, antisocial behaviour, selling the property)

⚠️ What Does This Mean for Landlords?

If you currently rely on Section 21 for flexibility — for example, to regain your property for sale or personal use — you’ll need to adapt to a more evidence-based process.

Under the new system, landlords can still evict if:

  • They intend to sell the property
  • They or a family member want to move in
  • There are valid grounds under the updated Section 8 rules

But in each case, clear notice periods and documentation will be required — and legal challenges may arise more often.
